Older house, townhome or rental building? If it’s a townhome, tell us whether an association handles the roof.

What are Elizabethport’s homes like, roof-wise?

Elizabethport, known locally as the Port, is where Elizabeth began, and it was a busy center of shipping and trade from the 1660s into the 1900s. The Singer sewing machine factory opened in this part of the city in 1873 and stayed until 1982. Housing today is a mix: older frame and brick houses, dense rentals, and newer townhomes and two-family duplexes along the waterfront. St. Patrick Church still rises over the neighborhood.

My townhome roof leaks. Is it my job or the association’s?

It depends on your association’s governing documents, usually the master deed and bylaws. In some New Jersey townhome communities the association maintains the roofs as common elements; in others each owner is responsible for the roof over their own unit. Check those documents or ask the property manager before you hire anyone, and report the leak in writing.

Leaks along the line between two units often involve both roofs, so a neighbor or the association may need to be part of the repair. Many associations also have to approve exterior work, including roofing materials and colors.

Frog Hollow: roof repair near the Arthur Kill

Frog Hollow is a small community of older, more affordable homes and rentals east of Atlantic Street, west of the Arthur Kill and south of Elizabeth Avenue, close to Veterans Memorial Waterfront Park. It takes its name from the marshes where frogs were once caught. Roofs here face the same wind and damp air as the rest of the Port, and on houses that have been re-roofed more than once, leaks often start at worn flashing around chimneys, vents and walls rather than in the shingles themselves. Call the same number and tell us you’re in Frog Hollow.

Elizabethport roof FAQ

Why is the metal on my roof rusting so fast?

Damp, salty air from the bay speeds up corrosion, especially on older plain or thinly coated steel. When flashing is replaced, ask about aluminum, copper or coated metal, and fasteners rated for coastal conditions.

My roof only leaks in storms from the east. Why?

Newark Bay lies to the east. Wind-driven rain from that side gets into gaps that normal rain misses, such as wall flashing, window tops and siding. The source may be the wall, not the roof.

Does my townhome association need to approve roof work?

Often, yes. Many associations control exterior materials and colors or handle roofs themselves. Check your governing documents before signing with a roofer.

I rent my apartment. How do I get the roof fixed?

Report the leak to your landlord or property manager in writing, with photos. The owner arranges the repair. Owners can call us to get connected with a roofer.

Do you serve Frog Hollow too?

Yes. We connect callers throughout Elizabethport and Frog Hollow.
