Roofers and the law in New Jersey

Do roofers need a license in New Jersey?

New Jersey doesn’t issue a separate roofing license. Roofers who work on homes must register as Home Improvement Contractors with the NJ Division of Consumer Affairs, and you can look up their registration online.

Do I need a written contract for roof work?

Yes, for most home improvement jobs. New Jersey requires home improvement contracts to be in writing and to include the contractor’s registration number, and you can cancel within three business days of signing.

Will the roofer need a dumpster permit?

If a container goes on the street rather than your driveway, a city permit is usually needed. Ask the roofer who handles it.

Roof basics

What is roof flashing?

Thin metal installed where the roof meets something else (a chimney, wall, dormer, vent or valley) to guide water away from the joint. Most roof leaks start at flashing. See chimney leak repair.

What are ice dams, and how do I prevent them?

Ice dams form when heat from the house melts snow on the roof and it refreezes at the cold edge, backing water under the shingles. The lasting fixes are better attic insulation and ventilation; keeping gutters clear helps.

Does my roof need ventilation?

Yes. Attic ventilation lets heat and moisture out, which helps prevent ice dams in winter, condensation and mold, and heat damage to shingles in summer. More on roof leaks and mold.

What’s the difference between three-tab and architectural shingles?

Three-tab shingles are flat, single-layer and uniform. Architectural (dimensional) shingles are thicker, layered, and usually carry higher wind ratings. Most new roofs today use architectural shingles.

How many layers of shingles can a roof have?

Building codes generally limit roofs to two layers. If a roof already has two, the next replacement usually has to be a full tear-off.

Do clogged gutters cause roof leaks?

They can. Overflowing gutters push water under the roof edge and into walls and soffits, and in winter they help ice dams form.

Repair, replace or buy

How do I know if I need a repair or a new roof?

If the problem is in one area and the rest of the roof is sound, a repair is usually enough. See the repair-or-replace comparison on our roof repair in Elizabeth page.

Can a roof be replaced in winter?

It can on mild, dry days, but cold makes shingles brittle and sealing slower. Emergency repairs happen year-round; planned replacements are easier late spring to early fall.

Should I buy a house with an old roof?

Get a home inspection that looks closely at the roof, ask the sellers for repair history, and call your insurer before closing: some limit coverage on older roofs.
