Ice dam, dormer leak or storm damage? Tell us when it leaks: after snow, or in wind and rain.

What are Westminster’s homes like, roof-wise?

Westminster is a mostly single-family neighborhood on Elizabeth’s west side, near the border with Union. Its streets mix Colonials, Cape Cods and Tudor-style homes, many with dormers, finished attic rooms and mature trees overhead. Those features shape how roofs here fail: heat escaping into cramped attic spaces, flashing around dormers, and leaves and limbs from big trees.

Why do Cape Cods in Westminster get ice dams?

In many Cape Cods, the upstairs rooms are tucked under the roof, with short knee walls and little space for insulation or air flow. Heat from those rooms warms the roof deck, melts snow, and the water refreezes at the cold eaves, building an ice ridge that backs water under the shingles. The leak shows up as stains along the top of exterior walls or in knee-wall closets. Clearing ice treats the symptom; the lasting fix is better insulation and ventilation along the roof, plus an ice barrier membrane at the eaves when the roof is redone.

Why do dormer rooms leak?

Every dormer adds two side walls, two valleys and a front face where the roof meets siding. Each of those joints relies on step flashing and wall flashing tucked behind the siding. If the flashing is rusted, short, or was sealed with caulk during an earlier re-roof, wind-driven rain gets behind it. Dormer leaks often show up as stains in the corners of the dormer room or inside the closet next to it. See roof leak repair for how roofers trace them.

Westminster roof FAQ

Should I rake snow off my roof?

A roof rake used from the ground can reduce ice dams on low eaves. Don’t climb onto a snowy roof, and don’t chip at ice with tools; that damages shingles.

Do heat cables stop ice dams?

They can keep a channel open for water to drain, but they don’t fix the heat loss that causes the dam, and they need to be installed correctly to avoid damage.

My upstairs closet gets wet every winter. Is that the roof?

Often it is an ice dam or dormer flashing. Check whether it happens after snow (ice dam) or in windy rain (flashing) and tell the roofer.
