Can a shingle roof be repaired, or does it need replacing?

Asphalt shingles cover most pitched roofs in Elizabeth, from two-families in Elmora to Cape Cods in Westminster, and most shingle problems can be repaired when they’re limited to one area. A roofer replaces the damaged shingles, re-nails or re-seals the loose ones, and fixes the vent, valley or flashing where the trouble started. When the same problems show up on every slope, the roof is usually close to needing replacement.

Why do shingles blow off?

Each shingle is held by nails and by a strip of sealant that bonds it to the shingle below once the sun warms it. Shingles come loose when that bond fails: the sealant has aged out, the roof went on in cold weather and never fully sealed, the nails were placed too high or too few were used, or a nor’easter caught the roof edge and ridge, where wind lifts first. Blocks with open exposure, like parts of Bayway near the Arthur Kill, see more of it.

Shingles are sold with wind classifications under standards such as ASTM D3161 and ASTM D7158, but a rating only holds when the shingles are nailed exactly as the manufacturer specifies. If several shingles came off at once after a storm, see storm damage roof repair for what to photograph for insurance.

Can a roofer match my old shingles?

Often only closely. Shingle colors weather, and manufacturers change or discontinue styles, so new shingles on an older roof usually look a shade different at first. Ask the roofer to bring a sample, or to take spare shingles from a less visible slope, like the back of the house, for a repair on the front. If insurance is paying for storm damage and the shingles can’t be matched, ask your adjuster how your policy handles it.

Can shingles be repaired in winter?

Yes. Repairs happen year-round, but cold shingles are brittle and their sealant strips don’t bond until warm weather returns. Roofers lift the rows above carefully and hand-seal repaired shingles with roofing cement. During snow or ice, a tarp is the safer short-term fix until conditions allow a proper repair; see emergency roof repair.

How can I spot shingle damage safely?

  • Look from the ground or a window, with binoculars if you have them. Stay off the roof.
  • Check the yard and driveway for shingle pieces after wind.
  • Look in the gutters and at the bottom of downspouts for granules that look like coarse sand.
  • From the attic, look for daylight through the boards and for fresh stains under the damaged area.

Shingle roof repair FAQ

How many missing shingles is too many to repair?

There’s no fixed number. A roofer checks whether the shingles around the damage are still flexible and sealed. If they crack when lifted, patching gets hard and replacing that slope or the whole roof may make more sense.

Are black streaks on my roof a leak?

No. Dark streaks are usually algae, which is cosmetic. Some shingles have algae-resistant granules. Avoid pressure washing, which strips granules and shortens shingle life.

Should I replace one slope or the whole roof?

Replacing one slope can work when the rest of the roof is sound, though the new slope may look different in color. If every slope is aging, a full replacement is usually better value over time.

Are architectural shingles better than three-tab?

Architectural shingles are thicker and layered, and they typically carry higher wind classifications and longer warranties than flat three-tab shingles. Most new shingle roofs use them.

Can new shingles go over damaged ones?

Not as a repair. Damaged shingles are removed and replaced. Laying new shingles over old ones is only possible for a whole roof that has a single layer and sound boards.
